A Building’s Facade – Not Just About Looks, But a Long-Term Investment: How to Choose One That Will Last Decades?

Although the facade is often seen as an aesthetic element of a building, in reality, it is one of the most important structural parts. It directly affects quality of life, energy efficiency, and building longevity. An expert shares tips on how to choose and maintain a façade that will serve well for decades.

“The facade is not just the outer appearance – it’s a structural solution that protects the building from weather, regulates heat and sound flow, and shapes the building’s overall aesthetic. Its quality impacts not only appearance, but also daily comfort and maintenance costs,” says Aurimas Aleksandravičius, Head of Production at facade systems manufacturer Koderus.

A Common Mistake People Make

The facade plays both a visual and functional role – it significantly influences quality of life, longevity, and energy use efficiency. However, the expert warns that people often overlook functionality when choosing a facade.

“People often see façades as mere decoration rather than a multifunctional system. They neglect key aspects such as thermal insulation, installation complexity, and maintenance requirements. Choices are frequently made based solely on looks without consideration for technical features. A façade may look appealing, but it can wear out quickly or demand a lot of maintenance,” says Aleksandravičius.

One of the most common mistakes, he adds, is choosing a very dark color facade. While elegant, dark façades absorb more heat in summer, increasing cooling costs. They also fade faster due to UV exposure, eventually losing visual appeal.

“A well-chosen façade ensures thermal and sound insulation, creates a comfortable indoor climate, and requires minimal upkeep. High-quality façades with thermal insulation layers help avoid heat loss and significantly reduce heating expenses. This enhances living quality and long-term comfort,” he adds.

A Facade That Lasts Decades

To ensure a long-lasting facade, one must consider functional aspects such as resistance to environmental effects, thermal insulation, and installation quality.

“Choose materials that resist moisture, temperature fluctuations, and UV rays. The durability of the facade also depends on the quality of installation – it’s crucial to choose reliable service providers. In Lithuania, integrated solutions combining finish and thermal insulation in one system are becoming popular. They allow for faster installation, reduced costs, and quick results,” advises Aleksandravičius.

Meanwhile, traditional finishing materials like plaster or wood require more maintenance and tend to wear out faster.

“Modern thermal-insulating concrete panels are revolutionizing how we think about facades. They’re durable, long-lasting, and cost-effective. They look good and reduce operating costs. I recommend looking for solutions that combine aesthetics with functionality,” the expert concludes.
